Move to Canmore
Thinking about moving to Canmore? I get it. I came back too.
I grew up in Canmore — back when it was a coal-mining town that most people drove past on their way to Banff.
Then I left. Fifteen years on the West Coast, in Vancouver and Victoria, building a real estate career and telling myself the city had everything I needed.
It almost did. Except the mountains. Except the trails. Except the feeling of walking down Main Street and actually knowing people.
So I came home — this time to raise my family here.
If you’re reading this at midnight, scrolling listings from a condo in Toronto, Calgary, or Vancouver and wondering “could we actually do it?” — you’re not alone. I help people make exactly this move every year. This page is the honest version: the magic, the trade-offs, and the stuff nobody puts in the listing photos.

What’s it actually like to live in Canmore?
Short version: your life gets smaller in the best possible way.
You spend less time getting places… and more time actually living. Morning bike rides on quiet streets. Walks along Policeman’s Creek. River trails instead of traffic jams. Tiny adventures that fit into an ordinary Tuesday.
The honest version:
- The mountains are not a backdrop. They’re the main character. They will also, occasionally, photobomb your commute with a herd of elk.
- Winter is real. It can snow in May (it does, and we all act surprised every time). But chinooks roll in, the ski hills are minutes away, and locals will tell you there’s no bad weather — just questionable clothing choices.
- Summer is spectacular — and busy. Canmore fills up with visitors in July and August. Locals learn the rhythm: early-morning trails, weekday lake days, and the quieter shoulder seasons that are secretly everyone’s favourite.
- It’s a real town, not a resort village. Schools, a hospital, hockey rinks, grocery stores, a rec centre (Elevation Place), and a community that shows up for each other. Roughly 16,000 of us live here year-round.
- It’s not cheap. Limited land, national and provincial parks on every side, and a lot of people who want the same lifestyle you do. More on that below — no sugar-coating here.

Where should you live? A local’s guide to Canmore neighbourhoods
This is the question I get asked most. The honest answer: it depends on how you want your days to feel.
- South Canmore — Walkable living in the heart of Canmore. Steps to Main Street, the Bow River, and the trails. If “less driving, more living” is the goal, start here. → Read the South Canmore guide
- Downtown Canmore / Town Centre — Live where Canmore comes to life: cafés, shops, and Policeman’s Creek outside your door. → Read the Downtown guide
- Three Sisters Mountain Village — Mountain living, modern communities, and room to explore. Newer homes, big views, and space for families to grow. → Read the Three Sisters guide
- Spring Creek — Modern mountain living, steps from downtown, with creekside paths and a village feel. → Read the Spring Creek guide
- Eagle Terrace — Mountain views, family living, and everyday convenience — close to schools, trails, and the Canmore Nordic Centre. → Read the Eagle Terrace guide
- Cougar Creek — An established community with room to grow, popular with full-time local families. → Read the Cougar Creek guide
- Peaks of Grassi — A quiet mountain neighbourhood surrounded by nature, right under the iconic Ha Ling Peak. → Read the Peaks of Grassi guide

- Dead Man’s Flats — Your gateway to mountain recreation (and, where permitted, short-term rental investing), just 10 minutes east of town. → Read the Dead Man’s Flats guide
Can’t decide? That’s normal. Most people fall for a neighbourhood by spending time in it — and I can help you narrow it down in one conversation.

What can you afford in Canmore?
Let’s talk numbers, because this is where dreams meet spreadsheets. Ballparks for 2026 — they move, so treat them as a starting point, not a promise:
- Condos: from the $600s — the classic lock-and-leave first step into Canmore.
- Townhomes: roughly $1M–$1.7M, depending on the neighbourhood and the views.
- Detached homes: commonly $1.5M and up. Canmore’s average sale price in 2025 was around $1.26M.
- The Canmore quirk: two homes with the same price tag can be completely different purchases once you factor in zoning, condo fees, tourist-home rules, and rental potential. The listing price is only the first line of the story.
This market is its own beast — zoning quirks, GST rules, legal suites, short-term rental zones. It’s a lot. It’s also exactly what I help people sort through, every day.

Schools, kids & everyday life
Yes, real families live here — mine included.
- Schools: public, Catholic, French immersion, and Waldorf options, from elementary through Canmore Collegiate High School.
- The childhood upgrade: kids here grow up skiing, biking, skating, and climbing the way other kids grow up at the mall. Rocky Mountain Adaptive and a long list of local clubs make the mountains accessible to just about everyone.
- Everyday stuff: Canmore General Hospital, Elevation Place (pool, climbing wall, library), two big grocery stores, and more coffee shops per capita than seems strictly necessary. No complaints.

Moving here from somewhere else? Here’s how we make it easier.
You do not need a plane ticket to start your Canmore home search.
- We start with a conversation. Your must-haves, your budget, your timeline — and my honest read on what’s realistic.
- You tour from your couch. I’ll walk you through homes on FaceTime or set up full virtual tours, so you can see the light, the layout, and the views — not just the wide-angle photos.
- We get your numbers right. I’ll connect you with lenders who understand Canmore’s unique financing, rental income, and property taxes. No guesswork.
- I read the fine print. Condo documents, reserve funds, zoning, rental rules — this is my specialty, and it’s where out-of-town buyers get surprised most often.
- You land softly. Keys in hand, utilities sorted, and a local who’s happy to tell you which trail to try first.
I’ve spent 18 years as a licensed REALTOR® across Vancouver, Victoria, and Canmore — and a lifetime learning this town. That combination is what you’re hiring.

Moving to Canmore: questions I get all the time
Is Canmore a good place to live year-round?
Yes — if you actually like winter and small-town life. It’s a working town of about 16,000 with schools, a hospital, and a real community, not just a resort. The people who thrive here are the ones who embrace all four seasons (yes, including the surprise fifth one in May).
What are the best neighbourhoods in Canmore for families?
Three Sisters, Eagle Terrace, and Cougar Creek are popular with full-time families for space, schools, and trails. South Canmore and Spring Creek win on walkability. “Best” depends on your days, not just your budget — that’s worth a conversation.
How much does it cost to buy a home in Canmore?
Condos start in the $600s, townhomes run roughly $1M–$1.7M, and detached homes are commonly $1.5M+. Canmore’s average sale price in 2025 was about $1.26M. Prices shift with the market, so current numbers are part of our first chat.
Can I buy a home in Canmore if I’m not Canadian?
Canmore currently falls under the federal rules restricting purchases by non-Canadians (in place until 2027), with some exemptions — and the rules do change. Some nearby areas sit outside the restricted zone. Tell me your situation and I’ll help you figure out what’s possible.
What’s winter in Canmore really like?
Cold snaps, chinook warm-ups, short days, and some of the best skiing, skating, and fat biking in the country. The trick is dressing for it and getting outside anyway. Locals don’t hibernate — much.
Can you help me buy if I can’t be there in person?
Absolutely — it’s a big part of what I do. Virtual tours, video walk-throughs, local lenders, and careful document review mean many of my buyers don’t set foot in the home until possession day. (They’re rarely disappointed.)

Start the conversation (no pressure, promise)
Still in the “just curious” stage? Perfect — that’s where every Canmore local started.
Tell me what you’re dreaming about, and I’ll send you honest answers, neighbourhood guidance, and listings that actually fit — not a drip campaign.
